Pet Policy:
Some cats are allowed on a case by case basis. Dogs are allowed without a size restriction provided they meet the following requirements:
- May not be a purebred or mix of any of the following breeds: Akita, Chow, Rottweiler, Pitbull, or wolf
- Must be 2 years old or older
- May not be a trained guard dog or have ever bitten anyone
- All shot/vet records are up to date
There is an extra fee of $50 per month PER PET as well as a pet deposit. If unauthorized animals are found at the property there is an unauthorized pet fee of $500. Pets must be in compliance with all city ordinances. These can be found here.
Monthly Credit:
A credit of $25 each month will be applied when rent is paid online on or before the 1st day of the month. Credit can only be applied provided the tenant does not have an outstanding balance.
Utilities:
The majority of monthly utilities are to be paid by the tenant. This differs slightly on certain properties. See specific property for details.
Security Deposit:
A security deposit equal to one month's rent is required. If a pet is present, a deposit equal to half of one month's rent will also be required.
Business:
No business may be conducted from properties. This includes daycare, repair service, etc.
Subleasing:
Subleasing is not allowed however, properties may be re-rented with written permission from landlord. There is a $500 fee to re-lease as well as prorated rent and utilities for the amount of time the property is unrented.
Smoking Policy:
No smoking is allowed AT ANY TIME inside any of the properties.
